NEW CONSTRUCTION ON THE RISE

For those looking to put down roots in Fort Smith, there should be no trouble in finding affordable housing options. New construction is popping up throughout the city. One of the most talked about and fastest growing areas is the Chaffee Crossing Area, but when you look don’t stop there.

Stephanie Stipins, executive director of the Greater Fort Smith Association of Home Builders, said there are several housing developments going up in the Fort Smith area, but many are developments are located at Chaffee Crossing.

“We have the existing development at Stoneshire, which is a Rocky Walker Cobblestone Homes development. We have Stonebrook at Chaffee Crossing, which is being built by Carrington Creek Homes, and that is actually the location of our 2017 showcase home, so our home will be going up in that development this year as well.”

The developments at Chaffee Crossing are just getting started, and several have plans for additional phases of construction.

For instance, two phases are currently being built at Stoneshire — the Valley at Stoneshire and the Crest at Stoneshire. These are being built by Rocky Walker and Justin Green as Shire Inc. A second phase is also underway at Stonebrook.

Other developments at Chaffee Crossing are Highland Crossing, Avalon and Providence. Lorie Robertson, Fort Chaffee Redevelopment Authority marketing director, said a development of upscale duplexes called the Haven is also under construction in the area.

Cassie Elwonger, the president of the Fort Smith Board of Realtors and an executive broker for Weichert Realtors-King Realty Group, said there are other exciting developments to keep an eye on.

Other neighborhoods that currently have new construction homes on the market are Ridgewood, Park Meadow, Williamson Place, the Woods at Chaffee Crossing, the Borough at Middleton, Cisterna Villa and Horseshoe Ridge.

National attention has helped raised awareness and appeal for living in Fort Smith, according to Elwonger.

“We are blessed to have been chosen for the site of the U.S. Marshals museum, we have an outstanding medical community that is constantly recruiting new talent (and) we also have the Unexpected Project that is known worldwide,” Elwonger said. “The Chamber (of Commerce) and the Fort Smith Visitors Center work very hard to help recruit new businesses and people to our area. We have amazing legislators like Mathew Pitsch and Justin Boyd who are champions for our area.”

Elwonger added Fort Smith has housing available for people of all income levels and preferences. This includes small and large homes, homes with land, new and old homes and rentals.
